Pelicans Roost in Cedar Key is an
established apartment building with two seperate single bedroom
cabins. There is a total of 6 rentable units on waterfront with 4
boat slips on the only deep water channel in Cedar Key. In the
Fish House there are two 2 bedroom, one bathroom apartments, a studio,
and a laudry room downstairs. The upstairs is a large one bedroom
apartment that could easily be subdivided into a single two bedroom
apartment, yeilding average sized bedrooms. The two single
bedroom cabins stand seperately from the fish house across the .94 acre
lot. Hurricane Helene flooded the lower level units by about 3.5
feet, including the cottages. The upstairs apartment was
undamaged. Helene was the first significant flooding of this
building in 30 years that we are aware of, Hurricane Idalia in 2023
only brought in a few inches of water in the lower units and did not
flood the cottages.
Immediately following Helene the lower units were gutted from the 4
foot level down removing all soaked materials. A structural engineer
certified that the building was not structurally damaged and permits
have been approved to rebuild the units as they stood. The reason
for no structural damage was primarily because the building is inland
and was not subject to the pounding that the restaurants and other
buildings on the waters edge received. In recent years five new
pilings have been installed under the building, and that undoubtedly
helped as well.
Our plan is the slowly rebuild the units as time and money allow,
renting them as they are made habitable. The upstiars unit is
currently rented. The while building is for sale at any time, and
price will vary according to how far into the rebuild process we
are. Owner financing is a possibility with a significant down
payment. Structurally the building and the docks are in good shape,
what is required now is interior finishes.
What follows are pictures of the property as it was before the storms,
when units were habitable and rented, and then pictures of the currrent
condition. Keep in mind that the current condition will be
constantly changing and these pictures are for a general idea and not
specifics. The property will be priced pretty much according to the
value of the land and the buildings can be considered a bonus.
